Selling from away
Selling a Florida House From Another State
You can sell a Central Florida home without moving back: a local agent handles access, showings and vendors, you sign most papers electronically, and the title company can often arrange a remote closing. Kris Persaud's Zillow reviews include sellers living in New York and Texas, and one 2018 seller says he looked after the empty house while it was listed.

The process
Selling From Away, Step by Step
This is the usual order for an owner who lives outside Florida. Most of it happens by phone, video and e-signature.
A first call at a time that suits you
Talk through the home, whether anyone lives there, your timing and what you need from the sale. Time zones are part of the plan from day one.
Set up access
Agree who holds keys, whether a lockbox goes on the door, and who lets in cleaners, repair people and the photographer.
Pricing review
Your agent visits the home, sends you photos or a video walk-through, and compares it with recent nearby sales to suggest a price range.
Sign the listing agreement
The brokerage's listing paperwork is usually signed electronically, so you do not need to travel.
Get the home ready
Repairs, cleaning, lawn care and staging are booked locally. Keep utilities on for showings and inspections, and tell your insurer if the home is empty.
Go live and show the home
Photos go up, the listing goes on the MLS, and showings start. You get feedback and updates without needing to be there.
Review offers
Offers are sent to you to read and sign electronically. You decide on price, dates and conditions from wherever you are.
Inspection, appraisal and repairs
The buyer inspects and the lender appraises. Any agreed repairs are handled by local vendors, with photos or receipts sent to you.
Close remotely
The title company or closing attorney sends your closing papers to sign with a notary near you, or online where they offer it, then wires your proceeds.
Start from where you are

Sellers Who Did It From Away
Out-of-state owners are a steady thread in Kris's Zillow reviews, from 2011 to 2023.
- New York: a 2021 Clermont seller who lived in New York.
- Texas: 2018 Minneola sellers who lived in Texas.
- New Jersey: a 2011 client who was in New Jersey during the closing, which Kris handled.
- A parents' home: a 2023 out-of-state seller selling their parents' house in Clermont.
- Abroad: a 2016 seller who was overseas while Kris sold her mother's Clermont townhouse, and who says he checked on her mother during Hurricane Matthew.

That review is from an out-of-state seller in Winter Garden whose lender stalled for about four years and whose previous attorney did not communicate. Kris found a replacement and saw the sale through.

Looking After an Empty House
An empty home needs someone nearby. Lawns grow, mail piles up, air conditioning can fail in the summer heat, and a small leak can go unnoticed for weeks. Many homeowner insurance policies also change once a home sits vacant, so call your insurer before you move out.
A 2018 Clermont seller says Kris cared for the vacant home while it was on the market. Other reviews mention help with staging, utilities and local vendors for repairs.
The right person for each question
Who Handles What
| Question | Who to ask |
|---|---|
| Price, showings, offers and the house itself | Your agent |
| Remote signing, notaries and when funds are wired | The title company or closing attorney |
| Taxes on the sale and Florida homestead | A tax professional and the county property appraiser |
| Paying off the mortgage | Your lender, through the title company |
Kris does not give legal or tax advice. If your situation includes an estate, a trust, a divorce or a power of attorney, bring in your attorney early so the closing papers are ready on time.
